Reading Theodore Herzel, one of the foremost books in history to go from:
pamphlet (book) > germinating idea > crowd-sourcing money > buy physical land > establish a state (i.e Israel).

One interesting tooling though Herzel mentions is the 'Jewish Company' which to me is like a REIT++.
(does the job of real estate investing like a REIT but also organises commerce on behalf of the community).

yeah, with a few hiccups in between - still a historic feat. I cannot think of any other instance (modern or not) where a state was built, as opposed to handed out or partitioned, out of sheer will and private property
